- We note the type of property, location of the property and the parameters that we will need to include when working on the property, i.e., environmentally challenging, lack of contractors, inherently bad market, vandalism, etc.
- We do an examination of the property and take a standard set of photos so that all properties will be looked at for the same items.
- We evaluate the environmental issues that can quickly escalate any cost of repairs.
- We evaluate the degree of repair needed and segment it into various categories, i.e. garden, kitchen, bathrooms, floors, etc.
- We evaluate the security of the area and assess the risk of leaving the asset in its present condition.
- We prepare a report incorporating the above and make recommendations on what should be the future moves to maximize value or minimize loss and the risks associated with each. In the report we include market estimates of value and repair costs as well as time expected on market at any state of repair.
